So You Want To Do Mid-Term Rentals

When it comes to mid-term rentals, most operators are positioning their property like a short-term stay.
Despite the fact that their guests will likely be residing in the home for the next 30 - 120 days, they’ve furnished, stocked, and marketed the listing like a weekend getaway.
This is a huge mistake that’s easily avoidable.
Remember Who You’re Renting To
In order to properly position your mid-term rental, you have to understand the 3 different types of guests that will likely be residing at the property:
Traveling Professionals: Nurses, Physicians, Execs, etc.
Displaced Families: Those who have lost their home.
Test-Drivers: Those considering moving to town.
Regardless of which category your guests belong to, they’re all going to be expecting a similar type of accommodation - clean, convenient, and comfortable.
These Are Non-Negotiables
Mid-term renters aren’t typically looking for a bunch of bells and whistles; they just want the basics executed extremely well.
What does this mean?
A spotless kitchen stocked with all of the pots, pans, cookware, and dishes they may need over the next few months.
A clean bathroom with plenty of toilet paper, soap, and general hygiene products.
A thoughtfully furnished bedroom that checks the biggest boxes - quality mattress, adequate blankets, black out shades, and anything else they may need to have a good night’s rest.
To those that are operating in the mid-term space - or intend to in 2025 - I highly advise that you focus on the little amenities that will make a big difference; rather than the flashy finishes that won’t improve the overall enjoyment of your guests’ stay.
It sounds counterintuitive, but you want to make them feel at home, not like they’re on vacation.
Skip the plant wall and neon signs. Save them a trip to Target and send over the cleaners. That’ll go ten times farther than a cool place to take pictures for social media.
